Actual cash value (ACV)
Replacement cost minus depreciation for age and wear. It is what an insurer pays first on a roof claim.
In practice
This single concept causes more confusion than anything else in roofing insurance. Your first check is smaller than the estimate because depreciation and your deductible have both come off it.
