How does synthetic and composite actually work?

Synthetic roofing is engineered polymer — usually a resin with mineral fill and UV stabilisers — moulded in tiles that imitate slate or hand-split shake. Because the shape is taken from real pieces, a good synthetic reads convincingly from the ground while weighing a fraction of the material it copies. That weight difference is the whole commercial argument: it puts the slate or shake look on ordinary framing without an engineer's report or structural work. The category is genuinely young, though, which is the thing to hold in mind. Fifty-year warranties are being offered on products that have not yet existed for fifty years, so the failure modes at end of life are projected rather than observed.

What drives the cost?

Synthetic sits between asphalt and slate, and where exactly depends on the product line more than on the roof. Impact and fire ratings vary meaningfully across manufacturers, so two synthetics at different prices may be genuinely different products rather than the same thing branded twice. Installation is closer to asphalt in labour terms than to slate, which is part of the saving. Read the warranty carefully and price the product accordingly: the terms differ far more between manufacturers here than in established categories.

What separates a good installation from a bad one?

Synthetic products are less forgiving of improvised detailing than asphalt, because each manufacturer designs its own fastening, exposure and flashing details and the warranty depends on following them. Thermal movement is real and the fastening pattern accounts for it — nailing a synthetic tile rigidly is a common error carried over from asphalt habits. Use the manufacturer's own accessory pieces at hips and ridges rather than improvised substitutes; mixing systems is how installations end up outside warranty without anyone noticing.

What maintenance does it need?

Low, and comparable to asphalt in practice. Keep debris out of valleys, keep gutters clear, and inspect after severe hail even though most of the category carries a Class 4 impact rating. The realistic long-term watch item is colour: pigments are engineered to resist fading but a synthetic roof at twenty-five years will not look identical to the day it went on, and replacement pieces from a later production run may not match an aged roof exactly.

When should you choose it?

Choose synthetic when you want the slate or shake look on a structure that cannot carry the real thing, when you are in hail country and want a Class 4 covering that also looks like something, or where a wood aesthetic is wanted but wood is restricted for fire reasons. It is a genuinely good answer to several problems that used to have no good answer.

When should you think twice?

Be cautious where sustained extreme heat is normal, since some formulations handle it better than others and the field record is short. Be cautious of the long warranty as a proxy for the lifespan, because the two are not the same claim. And if authenticity matters — on a historic property, or to a buyer who will look closely — a synthetic reads as a synthetic from arm's length even when it reads as slate from the street.

Common mistakes

  • Reading the warranty length as the service life. They are different claims, and the category has not existed long enough for the second to be observed.
  • Mixing manufacturers' accessory pieces. Each system designs its own hips, ridges and fastening, and mixing them is how an installation ends up outside warranty unnoticed.
