# How to find a roof leak?

Water almost never enters directly above the stain. It lands on the deck, runs along a rafter or the underside of the sheathing, and drops wherever it finds an obstruction — often several feet away and sometimes a whole room over. The productive search happens in the attic, from inside, not on the roof.

## Why is the leak never where the stain is?

Because the water travels before it falls.

It enters through a gap in the covering, runs down the underlayment or the deck until something stops it — a rafter, a nail point, a seam in the sheathing, an electrical box — and drips from there. On a low-slope section it can travel a long way. On a steep roof it tends to run further before it drops.

This is why patching directly above a ceiling stain so often fails. The patch is nowhere near the entry point, and the leak carries on.

## Where do leaks actually start?

Almost always at an interruption in the roof plane, not in the middle of one. The field of a shingle roof rarely fails; the places where something passes through it or meets it do.

**Pipe boots.** The rubber collar around a plumbing vent hardens and splits from UV long before the shingles wear out. This is one of the most common causes of a mysterious ceiling stain and one of the cheapest things on a roof to replace.

**Step flashing at a wall.** Where a roof plane meets a vertical wall, individual L-shaped pieces must be woven in with each shingle course. A continuous strip of metal or a bead of roof cement in their place will fail, and it is invisible once the siding is back on.

**Chimneys.** Any chimney wide enough to dam water needs a cricket on its up-slope side. Without one, water and debris pile up against the masonry and it becomes a permanent leak.

**Valleys.** They carry more water than anything else on the roof, so they leak first when the detailing is poor.

Ice dams are a seasonal special case: water backs up behind ice at the eave and runs *uphill* under the shingles, which is exactly what the ice barrier required by IRC R905.1.2 exists to stop.

## What can I check from inside?

A great deal, and this is where the answer usually is.

Go into the attic on a bright day with the lights off and look for **daylight** through the deck. Then look with a torch for **water staining on the underside of the sheathing**, for **damp or compressed insulation**, for **rusted nail points**, and for **darkened rafters**. Trace any wet trail *upslope* — water runs down, so the entry point is always above the highest wet mark.

Stand on the joists, never on the insulation or the drywall between them.

If the roof is actively leaking, mark the wet spot and measure from a fixed reference — the chimney, a gable end, the ridge — so the location can be described precisely to a roofer who will be looking at it from the other side.

## Why is finding it a professional job?

Because the search means walking the roof, and the specific area you would be walking is the area where water has been getting in.

A deck that has been wetting around a chimney or a failed boot for a few seasons can look completely sound from below and give way under a boot. You cannot assess that from the attic, and the place you would most want to stand is the place most likely to be compromised.

Add the ordinary factors — slope, height, and a wet surface if it is actively leaking — and this is not a reasonable thing to attempt.

## What does a professional do differently?

They start where you did, in the attic, because that is where the evidence is. Then they work the roof with fall protection anchored before anyone steps on it.

The definitive test is a **water test**: one person runs a hose on the roof in sections, starting low and working upslope, while another watches from inside the attic. Isolating the entry point section by section is the only reliable way to find a leak that does not announce itself, and it needs two people.

They will also check the obvious suspects in order — boots, step flashing, chimney, valleys, then the field — rather than starting with the field.

## What should this cost?

A leak diagnosis and a small repair is typically a few hundred dollars, and a replaced pipe boot is at the low end of that. A valley or chimney flashing repair runs into the high hundreds or low thousands depending on access and complexity.

Be wary of an inspection that immediately recommends full replacement for a single leak, particularly from someone who knocked on your door.

## Common mistakes

- **Patching above the stain.** The entry point is upslope, often well upslope. Patching the wrong place fixes nothing and costs the same.
- **Going up to look while it is raining.** The conditions that make the leak visible are the conditions that make the roof lethal.
- **Sealing over flashing with roof cement.** It buys a season, traps water behind it, and makes the real repair more expensive.
- **Ignoring a small stain because it stopped.** It stopped because it stopped raining. Water has been in the assembly and the decking is wetting.
- **Assuming one leak means one hole.** A roof at the end of its life frequently has several, and finding one does not mean you found them all.
